There are two double beds if needed and the downstairs open space can covert a double bed into 2 single beds as well. It’s perfect for a single, couple or small family. We do recommend it for children of say... six years or older.

A well known and loved local architect / professor designed this cosy new home with ingenious use of space and light. Timber, glass and steel, tastefully decorated with plants and European furnishings, give it a contemporary Zen feel. Light streams in through big windows and skylights in the high-vaulted ceiling. 550 square feet with 14 foot vaulted ceilings

The free standing building has its own private entrance, past a bamboo grove, at the rear of a Santa Monica designer contemporary home, with ample street parking. Yet the Guest House is completely separate from the main home allowing privacy for both parties..

LIVING/ KITCHEN AREA

The living room houses a dining table, comfy lounge a wall-mounted flat screen TV discretely placed behind the designer cabinets.

The open-plan kitchen is complete with quality imported European appliances, fridge, microwave, coffee maker, rice cooker, blender, cooking utensils, silver wear and crockery. Make use of the imported Smeg stove-top with oven by using the finger touch activated settings. We supply a starter pack of basic essentials like quality sea salt and virgin cold pressed olive oil.

Massive sliding glass doors with screens open to let in fresh ocean breezes. You’ll love the Feng Shui!

BATHROOM & LAUNDRY

The bathroom is equipped with fresh towels, soap and hidden in the living room cupboards you will find a washing machine, clothes dryer, iron [and ironing board], safe and even a wine refrigerator.

RENTAL AGREEMENT – ECO GUEST HOUSE


Vacation Rental Agreement “ECO GUEST HOUSE” Thank you for your reservation!

Premises: Owner rents to the Resident and the Resident rents from the Owner for residential use only, the property listed as the Eco Guest House in Santa Monica.

Weekly Cleaning fee: $ 100 for basic weekly cleaning beyond first week. If 3 people or more the cleaning fee is $ 150.

No additional persons shall occupy said premises long term or any part thereof without property manager's written consent and additional fees will be required.

Pets: Pets might be allowed if first discussed and approved by the Manager in advance of the rental.

Liability: The undersigned Resident(s), whether or not in actual possession of the premise, are jointly and sever ably liable for all obligations under the rental agreement, and shall indemnify, defend and hold harmless the owner for liability arising prior to the termination of the agreement for personal and bodily injuries or property damage caused or permitted by the negligence of the Resident(s), their guests and/or invitees.

No alterations: No repairs, decorations or alterations shall be done by Resident, without owner’s prior written consent.

Condition of premises: Before you move in please inspect the condition of the property carefully. If you notice that anything that is broken please notify us. Resident has inspected the premises, furnishings and equipment, and has found them to be satisfactory; particularly all plumbing, heating and electrical systems are operative and deemed satisfactory at the time of initial occupancy.

Maintenance: Resident shall keep the premises and furniture, furnishings, and appliances and fixtures, which are rented for Resident’s exclusive use in good order and condition. Resident shall pay owner for costs to repair, replace or rebuild any portion of the premises damaged by Resident, resident’s guests and / or invitees. Plumbing issues that result in a drain clog are the responsibility of the tenant.

Insurance: Owner does not insure Resident for any personal or bodily injury or property damage including, but not limited to, that caused by the act or omission of any Resident or third party, or by any criminal act, war, riot, insurrection, fire or act of God. The Resident should buy inexpensive renter's insurance such as for example the company Lemonade.com provides.

Utilities: Utilities will be paid by Owner, but eco efficient use is required. For if the Resident uses utilities measurably beyond the average monthly bills, the Resident will be responsible for those charges.

No assignment: No portion of said premises shall be sublet nor this agreement assigned. Any attempted subletting or assignment by the Resident shall, at the election of Manager be an irremediable breach of this agreement.

Right of entry: The Owner or his agents or employees may enter the premises for: the owners personal items, in case of an emergency; to make necessary or agreed repairs, decorations, alterations, or improvement; to supply necessary or agreed services; to exhibit the dwelling unit to prospective or actual purchasers, lenders, residents, workmen, or contractors, provided the Resident is given reasonable notice ( unless and emergency ) prior to Owner’s intent to enter. Also note, the owner reserve the highly unlikely right to cancel a reservation and if this occurs any amount paid will be refunded.

Parking: The Resident is to use the fairly ample street parking.

This is a No Smoking House: A $ 1,000 cleaning fee will be deducted from your deposit if smoking occurs in the home.

Technical Assistance With Home: We are happy to be of service to help with non- emergency issues, including basic use instructions for the home. Most questions can be answered in your House Info pdf or by a telephone call to the Property Manager or his back-up.

House Manager: Robert Mack is the House Property Manager or his back-up can be called if you need assistance at the House. Robert Mack will be held harmless to any such legal issues that my result from this rental agreement between the owner or tenants, guests, or invitees that are staying at this property. Any claim arising out of or relating to this contract, or breach thereof, shall be settled by arbitration administered by the American Arbitration Association in accordance with its commercial (or other) Arbitration Rules (including the Optional Rules for Emergency Measures of Protection) and judgment of the award rendered by the arbitrator(s) will be legally binding and enforceable in court.

This is a no Party house: Parties, loud get-togethers, or other large gatherings are not allowed because of neighbor issues, and possible damage to property. If a party, loud gathering, or loud disturbance does occur, or if neighbors or other tenants call regarding a verifiable unreasonable loud disturbance, you will forfeit your security deposit and will be evicted immediately.

During your stay we ask that you leave the house tidy and in good order.
